University Station Implements TKH Security's Park Assist Solution

University Station, a prominent apartment complex in Hollywood, FL, managed by Housing Trust Group (HTG), has partnered with TKH Security to implement a cutting-edge parking management system, enhancing convenience and security for residents and visitors.

University Station is a vibrant community featuring 216 apartments, over 2,000 square feet of commercial and retail space, and 12,210 square feet of educational space. Recognizing the need for a modern parking solution, HTG Management selected the Park Assist Solution, an industry-leading automated parking guidance system (APGS), to optimize space utilization, improve traffic flow, and elevate the overall parking experience.

Commitment to Resident Experience

The Park Assist Solution integrates seamlessly with the complex's modern infrastructure, providing an intuitive, user-friendly experience. With increasing demand for efficient and secure parking, the property management team chose this solution for its proven track record in delivering innovative, data-driven results. The APGS offers a scalable and future-ready system tailored to meet the complex’s needs today and in the future.

Thomas Alexander, Regional Account Executive, stated, "The University Station team is dedicated to providing residents with the best possible living experience, and that extends to parking. By implementing our cutting-edge parking management system, we’re enhancing safety, security, and convenience, making parking a seamless part of daily life."

Advanced Parking Facility

The University Station parking facility consists of one garage spanning five floors. Designed to serve the diverse needs of residents and their guests, and visitors to the public spaces, the garage required a parking solution that balances efficiency, security, and ease of use. The park assist solution brings together answers to each of those concerns in a single, effective parking guidance system. The heart of this installation, the camera-based M5 smart sensor, is designed to provide guided navigation through the facility and 24/7 monitoring.

The M5 sensor utilizes dual CMOS digital cameras to monitor up to six spaces at once with over 99% accuracy, significantly improving traffic flow and minimizing congestion in the parking facility. Its color-coded LED indicators help drivers quickly locate available spots, with green signifying an open space and red indicating that none are available. This advanced technology has been shown to reduce parking search time by up to 63%, significantly improving traffic flow and minimizing congestion within the garage.

The solution also includes Vms signage, informing parkers with to up to the moment parking availability and guiding them to available parking quickly. Park surveillance delivers comprehensive monitoring of each parking space, in and between spaces, by capturing HD streaming video when motion is detected or continuously, allowing security to be on the lookout for suspicious activity more efficiently way than ever before. Park alerts utilizes license plate recognition (LPR) technology to notify management of unauthorized visitors as well as vehicles parked in restricted zones or those exceeding time limits, enhancing security and compliance. The Inx-Core software provides real-time and historical data, equipping property managers with valuable insights into garage performance and usage trends.

Celebrating Innovation for Urban Development

“The addition of an APGS aligns with University Station’s commitment to providing a modern, resident-focused living experience. As The City of Hollywood, FL, continues to grow and evolve—celebrating its centennial and embracing innovative urban development—University Station remains at the forefront of smart residential solutions,” said Alexander.
